Cheshire East Council
The tenant will be responsible for any business rates applicable to the property. The Landlord is currently having the property re-inspected by the rating authority to ensure that any business rates are at a minimum for any new occupier.
Public Liability Insurance
The in-going tenant will be required to have full Public Liability Insurance; this will need to be seen prior to the commencement of any agreement.

Lease – A commercial lease will be required for any business use and any prospective tenant will be required to contribute 50% towards the cost of preparing any commercial lease agreement. The property is available to lease for an initial period of 1-5 years.
The Lease will be contracted out of the security of tenure provisions of the Landlord and Tenant Act 1954 Sections 24 to 28, renewable by mutual consent. A returnable Rent Deposit Deed equal to two months rent will be required to be held by the Landlord.
