Stockley Farm enjoys a hidden rural location, just off Stockley Lane, yet being a short distance from the A559 and only 1 mile from junction 10 of the M56. The picturesque village of Antrobus is 1.3 miles away and offers a local village shop with post office, village pub and primary school. The large settlement of Stretton is nearby and just beyond is Warrington. Both offering a wider range of facilities and amenities.
Given the close proximity to the M56, both Liverpool and Manchester are easily accessible. The M6 is the next junction on, giving easy access to the north and Birmingham to the south. Railway stations at Lymm, Warrington and Altrincham provide connections to Manchester and London.
There are a number of state and private schools within the area. Warrington and Runcorn offer both primary and secondary schools, whilst the well-known Grange School is located at the nearby Town of Northwich.
Stockley Farm has been run as a livery yard in recent years. The vendors report that the occupation rate was nearly always 100% and prices of £50/week or £110/week for full livery were the going rates.
Stockley Farm is located just off Stockley Lane and is accessed through a pair of wooden gates and onto a large parking and turning area. Beyond the lawned area is the farmhouse, built of brick construction under a tiled roof.
From the front entrance, there is a large porch leading into the main hallway. The ground floor accommodation comprises a large double aspect living room, with feature brick open fireplace. Along the hallway is an office/snug and a further double aspect living/dining room with parquet flooring. There is a large kitchen/dining area with a range of kitchen units and a feature multifuel surround. Adjacent to the kitchen is a good-sized utility and WC with back door onto the yard.
The first floor comprises a master bedroom with en-suite shower, two further double bedrooms and a family bathroom.
