Phynson Hays itself is a small, country Estate, surrounded by its own land. The owners, who run and occupy the main residence, are looking for someone who has the desire and willingness to run a small professional equestrian yard. They would like someone who has their own string of horses, or clients, whilst also being able to offer full hunter livery for the owner’s three hunt horses during the hunting season. The stable yard is set away from the main residence and can be kept separate and private. The rural and quiet setting is very accessible, with the local village of Woore being just a mile away, providing daily requirements along with a public house, café and newsagents. The setting also has good road networks to Nantwich, Crewe, Whitchurch, Newcastle-under-Lyme & Market Drayton for further amenities and transport links.
This manageable stable yard would be suitable for a professional rider, trainer, horse producer or breeder and consists of 10 stables with everything required to run a small professional yard. The long private drive, that leads up to the Estate’s main residence and stable yard, splits and sweeps around to the double gated entrance into the stable courtyard. The stable yard itself is a purpose-built, secure courtyard with a large overhang to the front aspect. The yard consists of 10 internal ‘Monarch’ stables that are open fronted with five on each side. There is then a large feed and hay store at the one end, also having a separate access to the rear. A covered walkway creates a good space for washing off to the one end of the yard with an LPG hot water shower. The stables have the benefit of automatic water drinkers, swing feed troughs and rubber matting to the floor.

Please note, you must enter the drive from the village of Woore side as there is a back drive to the property but this is not passable with a car so please follow the directions.
From the village of Woore, leave the village on the Newcastle Road A525 towards Newcastle-under-Lyme and Stoke-on-Trent off the main junction from the A51. Follow for only ½ a mile from the junction, to a small crossroads and turn left onto a single lane, signposted Gravenhunger Moss. This lane will lead you to the main entrance drive of Phynson Hays. Follow this drive down towards the property for approximately a mile, keep left as you approach the property and follow all the way around the buildings to the rear where you will come across the stable yard to the rear of the main house.

Commercial Lease Terms:
•Should the tenant wish to run a business from the property, a commercial lease will be required to be signed prior to occupation of the property.
•Tenant will be required to contribute towards any commercial lease.
•The property is offered to let on a flexible basis, with heads of terms to be agreed between parties.
•The rent agreed will be payable in advance by bankers standing order.
•A deposit equal to two months rent will be requested prior to commencement of the lease.
•On agreement of heads of terms, a holding deposit equal to one months rent will be payable prior to instructing solicitors to draw up the commercial lease.
