Kay Lane Farm Stables offers an excellent opportunity to let a professional stable yard which is set in a very desirable area between Lymm village and High Legh with good access links to the major North West road networks and is only 9 miles from Manchester Airport.
The yard has its own separate entrance off Kay Lane for access to the stable yard between two timber five bar gates. The yard is nicely separated from the main residence at Kay Lane Farm where the owners will continue to reside. The property offers 17 stables in total which are divided into different areas across the yard, mostly timber built stables with canopy and concrete floors. A block of four stables are of concrete block construction within a barn and a further two concrete block built stables are within a Dutch barn which has a large storage area to the side on a concrete pad for hay and straw. The stables are all served by automatic water feeders and some have rubber mats.
A brick built barn contains a lockable tack room with various fixtures and fittings, along with a feed room having galvanized feed bins and a rug store with a number of rug racks. There is a horse wash area with high level hose and drainage on a concrete base.
There is ample hard standing for vehicle parking and haylege/shavings storage.
A concrete muck clamp is located to the rear of the stable yard and is easily accessible.
A 20m x 60m manege has a sand and rubber surface which has been regularly topped up providing an excellent riding surface and exercise area.
Whilst there is currently no accommodation on site, the Landlord is willing to explore the possibility of permission to have on site residential accommodation. In the meantime, there are properties available to let within the local area.
In all there is about 27 acres of good quality, flat pasture land included with the stable yard. There are five large paddocks with both post and rail fencing and hedge perimeters all with access to automatic water troughs. Previously, a smaller post and rail paddock near the stable yard has been designated as a grass jumping arena.
