THE TRAINER´S HOUSE:
Standing in an excellent elevated position, with views across the surrounding paddocks and the stable yard, the house has been built with a modern high specification and provide luxury accommodation. Of around 1,871 square feet, the Trainer\'s house is a good sized 3 bedroomed house and is overlooking the stable yard having it\'s own parking area and patio.
The house has been finished to a very high specification. On the ground floor is a large kitchen, dining room, downstairs WC and good sized sitting room with French windows out to a raised terrace overlooking the stable barns. THE TRAINING YARD:
There are two separate purpose built American barns available to rent, each housing 16 Monarch stables and are therefore fully self-contained within their own buildings. These barns have been licenced under BHA rules and can be used as separate training yards from the adjacent main yard retained by the Landlord.

The gallop is over 5 Furlongs long with an all-weather Polytack surface, fully plastic railed and has a good incline.
The Grass gallop runs up alongside the Polytrack and is fully fenced and purpose built.

From the M6 Junction 15 take the A519 / Newcastle Road for a quarter of a mile, then turn right on to the A5182 and then turn right on to Park Road for three quarters of a mile and Butterton Racing Stables in on the right.
TERMS AND CONDITIONS
TYPE OF LEASE: The stabling will be let under a licence to occupy and the Trainer\'s House will be let under an Assured Shorthold Tenancy.
TERM: 12 month rolling.
SERVICES: Mains Electricity, Water from a borehole, Heating from a ground source heat pump, private drainage.
Utilities to be included in the rent.
EPC: The Trainer\'s House has an EPC rating of band C.
RENT AND FACILITY FEES: On Application
LEGAL FEES: Each party to be responsible for their own legal fees.
COUNCIL TAX: Band D, £1,884.11 payable 2021/22.
